What to check when buying land
- Zoning status: Ask the municipality for a written zoning status certificate (imar durumu) and find out the floor-area ratio (emsal), the number of floors allowed and the setback distances.
- Building plot or field? Property registered as "tarla" (field) on the tapu (title deed) is not zoned building land; building on and dividing agricultural land are restricted by law.
- Shared title: With shared (hisseli) property, the area you use may not legally belong to you. Ask whether there is a written usage agreement between the co-owners.
- Road access and utilities: Check whether the parcel fronts onto a zoned road and the status of its electricity and water connections.
