Living and property in Kepez

Kepez, north of Antalya city centre, is one of the most populous central districts. With its public transport links, schools, healthcare facilities and shopping streets, it offers a well-established way of life. The Düden Waterfalls and the green areas around them also lie within the district.

Property options

Apartments make up most of the housing in neighbourhoods such as Teomanpaşa, Çankaya, Gülveren, Varsak and Kuzeyyaka. In recent years, gated housing developments and areas renewed through urban regeneration have also become more common. Shops and business premises are available along the main roads.

What to check before you buy

• When buying a home in an urban regeneration area, ask the municipality whether the building has been officially designated as risky (riskli yapı) and what stage the regeneration process has reached.
• In new developments, secure the title status — kat irtifakı (construction servitude title) or kat mülkiyeti (full condominium title) — as well as the building permit and the handover date in the contract.
• If you are buying a tenanted flat, review the existing lease and the conditions under which the tenant can be required to leave.
• For shops and business premises, check that the licence and intended use match the property's description on the tapu (title deed).
