What to check when buying an apartment
- Kat mülkiyeti (full condominium title) or kat irtifakı (construction servitude title)? With a kat irtifakı title, the building may not yet have its iskân (occupancy permit). This can affect getting a mortgage and setting up utility contracts.
- Building age and permit: For older buildings, ask for the date of the building permit; if necessary, have an independent technical inspection carried out.
- Maintenance fee and management plan: In gated complexes, find out the monthly costs (aidat) and the management plan in advance.
- Title deed costs: The title deed fee (tapu harcı) is calculated on the actual sale price; declaring a lower price on the tapu carries penalties.
