Living and property in Korkuteli

Korkuteli lies north-west of Antalya on the Antalya–Denizli highway, on a plateau much higher than the coast. Summers are noticeably cooler than on the coast, while winters can be cold. Known for its orchards and farmland, the district attracts people looking for a summer home or a hobby garden, as well as those looking at land as an investment.

Property options

The district offers detached houses with gardens, village houses, land registered as field or orchard, and apartments in the town centre. Plots tend to be larger than in the coastal areas.

What to check before you buy

  • For property registered as "tarla" (field) or "bahçe" (orchard/garden) on the tapu (title deed), get written confirmation from the municipality and the provincial directorate of agriculture as to whether a house can be built on it.
  • The division of agricultural land is restricted by law; on shared (hisseli) land, remember that the part you use may not legally belong to you.
  • Check the plot's road frontage and its electricity and water connections on site.
  • For older houses in rural neighbourhoods, check that the tapu record matches the building actually standing on the land.
